Buyers’ Market Mortgage Rates: Best Time to Buy Is Today

Buyers Market Mortgage Rates: Best Time to Buy Is Today

Nile Lundgren  |  September 28, 2026

Every time buyers market mortgage rates climb, the internet fills with doom. Headlines make it sound like the American Dream is closed. I am forever optimistic, and I will say the quiet part out loud: if you can buy, this is still a buyers market. Higher rates change the calendar. They do not erase opportunity for someone who is ready to underwrite and move.

My line has not changed: the best time to buy real estate is today or 30 years ago. Waiting for a perfect rate is how people stay stuck.

Buyers market mortgage rates are not a stop sign

Rate anxiety is real. Payment math matters. Inflation is loud. None of that means “do nothing.” When rates rise, many buyers freeze. Motivated sellers negotiate. Inventory that sat behind bidding wars starts to breathe. That is what a buyers market looks like in practice: more room to underwrite, more room to negotiate, more room to win if you show up with clarity and cash or financing that actually closes.

Doom content sells clicks. It does not buy you a home. If your life, income, and balance sheet support a purchase, sitting on the sidelines is a decision with a cost.

My Mom bought at 18%. The lesson still holds

In 1983, My Mom purchased the home I grew up in. Her interest rate was 18%. Wages were different. The world was different. The point is not nostalgia. The point is that people still bought when the number on the loan felt impossible by today’s soft standards, and that house became the foundation of a life.

If she had waited for rates to “feel right,” that chapter does not get written the same way. Nobody has a crystal ball. The people who only wait and see often wait themselves out of the market.

What “wait and see” actually costs

I talk to buyers who want to pause until rates drop. Fair instinct. Here is the risk: while you wait, you may still be in your parents’ basement, or renting at a price that never builds equity. Then you pull the trigger later and the rate is not the fairy-tale cut you imagined. It might be 8.5%, 9.5%, or 11%. Nobody knows. You do not control the Fed. You control whether you act when the deal and your life align.

Rates are one input. Location, building, seller motivation, insurance, taxes, and your horizon matter as much. A sharp broker underwrites the whole picture, not a single headline.

If you can buy, treat this like a buyers market

Use higher rates as a filter, not a prison:

  • Underwrite the payment you can sleep with, not the payment Instagram says is “normal.”
  • Hunt motivated inventory where negotiation is real: longer DOM, rate-sensitive sellers, off-market and quiet listings.
  • Keep New York and Florida in one strategy if your life already spans both. One hire who understands both markets beats two disconnected localists.
  • Move when the home is right, then optimize financing. You can refinance a rate. You cannot rewind a missed building.

That is the silver lining the doom posts skip. Capability plus courage still wins.

Why work with Nile Lundgren on this decision

I lead the Lundgren Team | SERHANT with $550M in career volume across New York and Florida. Netflix Owning Manhattan put a camera on the work. The work itself is still the same: truth in underwriting, speed when the window opens, and a phone that answers.

When mortgage-rate headlines spike, I want buyers who can act to call me, not doomscroll. Sellers who need a realistic plan should call too. Fear is expensive. Clarity is free once you get on the phone.

FAQ

Are buyers market mortgage rates a reason to wait?
Not if you can buy. Higher rates often create negotiation room. Waiting for a perfect cut can leave you stuck while the right home sells.

What is Nile’s rule on timing?
The best time to buy real estate is today or 30 years ago. Nobody has a crystal ball. Align life, numbers, and product, then move.

Did people really buy at 18% rates?
Yes. My Mom bought our family home in 1983 at 18%. Different wages, same lesson: action beats endless “wait and see.”
