Production Over Activity: How Real Estate Agents Win the Fall Market

The short fall playbook for turning warm relationships, existing inventory, and fast follow up into signed contracts.

How Real Estate Agents Win Before Thanksgiving — Production Over Activity

If you searched how real estate agents close more deals, production over activity, or how to win the short fall window before Thanksgiving, this is the intercept. Nile Lundgren — Luxury Broker of the Year 2025, Netflix Owning Manhattan, $550M career sales, Lundgren Team at SERHANT — breaks down what actually converts.

Most agents will lose the next five weeks by looking busy.

Fall is short. Thanksgiving slows the market. Between now and then you get a narrow stretch of high-intent buyers and sellers. The agents who win that stretch are not the ones with the fullest calendars. They are the ones who turn conversations into contracts, contracts into closings, and closings into income.

  • That is the whole game
  • Production over activity

Hard work matters. But hard work on the wrong thing is just expensive motion. Audit where your time actually goes. If an activity is not creating conversations, appointments, offers, contracts, or income, change it this week.

Cold calling still works. Especially if you are genuinely good at it. Keep it in the toolbox. Just do not let it own the entire calendar while warm opportunities sit untouched. Five hundred dials looks impressive. It means nothing if the highest-value people in your phone never get called.

Warm calls. Warm calls. Warm calls.

  • Past clients
  • Old buyers
  • Old sellers
  • People who inquired on listings
  • Brokers in other markets
  • Agents who can send referrals
  • People who made offers and disappeared
  • People who toured and went quiet
  • Friends and family
  • Existing relationships
  • Do not call to say hello
  • Call to ask for business

Who do you know buying or selling right now?

My goal is to be number one.

Make the introduction.

Stop starting from zero. Before you chase the next listing, ask who can buy what is already on the market. Expensive inventory needs buyers. Bird in hand. Call brokers. Call referral partners. Call previous inquiries. Call people who toured. Call people who previously offered. Set appointments. Create offers.

If your only AI move is making an email sound better, you are using about 2% of the machine. Expand what these tools can do for you:

  • Inbox mining
  • Lead identification
  • Follow-up
  • Market research
  • Scripts
  • Content
  • CRM intelligence
  • Daily briefings
  • Automation
  • Referral prospecting

Connect your email where you can and search historical threads for opportunities you forgot. A simple instruction can sound like this:

Find 25 dormant buyer, seller, referral, or listing opportunities in my historical email that could realistically generate income over the next three months. Tell me the relationship, last meaningful interaction, opportunity, and exact next action.

There are deals sitting in old inboxes right now. Give AI real work. Learn. Program. Automate. Review. Iterate. Build systems that keep producing while you sell. Manual grind alone will not scale.

Market information is useless unless you turn it into a conversation.

Rates move? Call somebody.

A property gets reduced? Call somebody.

Buyer competition changes? Call somebody.

A buyer made an offer eight months ago and disappeared? Call them again.

The job is not to report what is happening. The job is to understand what a development means for a specific buyer or seller and give them a reason to act. Different client. Different angle. Same market. That is what being an advisor means.

At higher price points, clients expect more than property knowledge. Understand how interest rates, Treasury yields, financing costs, inflation, and buyer behavior connect to asset values. You do not need to become an economist. If you want to advise a $10M or $20M client, you need to discuss the financial environment affecting their decision. Luxury clients do not just need salespeople. They need informed advisors. They buy certainty: on pricing, on timing, and on the person guiding the deal.

Buyers: make offers.

  • "I have a $10M buyer."
  • Cool
  • Where is the offer?

If somebody genuinely likes a property, plant the expectation early: if you like this tomorrow, we are making an offer. Do not endlessly tour apartments without moving the conversation forward. The same principle applies to dormant buyers. Find the property they liked. Look for a reduction or change in circumstances. Give them a reason to re-engage. Create the deal.

  • Do the rental
  • Do the $600K purchase
  • Do the smaller deal
  • Do the lower-commission deal

Not everything has to be a trophy transaction. Every price level teaches another level of the business, creates another relationship, generates another referral, and builds momentum. You do not magically become a $20M operator. You develop the skills that eventually allow you to operate at that level.

Referrals are a business line, not a coincidence. When you travel, do not just create content. Meet brokers. Build relationships in feeder markets. Ask for New York referrals. Ask for Florida referrals. Ask for introductions. Broker communities collaborate when you establish value. Go meet 100 people.

Content needs strategy, not perfection. Keep doing what works, then add the person behind it. Show your face. Talk. Demonstrate expertise. Look at your analytics. Ten thousand views versus two hundred. Why? What happened in the first second? Was there a visual hook? A psychological hook? Was the subject timely? Did your face appear? You do not need a $20,000 production. Sometimes a strong idea, a microphone, and a phone outperform polished content. Aim for consistent visibility.

Finish the credentials. If you can upgrade your license, stop procrastinating. If you have repeatedly discussed getting licensed in another state, finish it. Associate Broker lands differently than Salesperson. Small credentials create subconscious credibility. If expansion is part of your plan, put yourself in position to capitalize on it.

Move faster. When a listing is signed, can it be prepared and launched quickly? Photography, floor plan, copy, video, marketing, without losing momentum. Price it correctly instead of spending months defending an unrealistic number. Follow up immediately. Speed matters.

Everyone has a different winning strategy. The question is not what a real estate agent does. The question is what activities generate business for YOU. Identify your strengths. Measure your results. Double down on what converts. Pivot when something does not.

  • Warm relationships over random activity
  • Appointments over conversations
  • Offers over endless showings
  • Contracts over vanity
  • Production over activity

There are deals sitting inside inboxes, phones, past-client lists, existing inventory, and referral networks.

  • The window is open
  • It will not stay open

Own it.
