A report from Redfin shows how the Big Apple’s market has stood stagnant in the last decade as prices in the Sun Belt and South Florida surged. Between October 2015 and October 2025, luxury home prices in New York have hardly budged, rising just 15 percent in the same time period to $4.1 million. The market notched the smallest growth among major metropolitan areas, followed by Houston with over 49 percent luxury price growth. On the leaderboard were West Palm Beach and Miami, where prices grew by over 187 percent and 148 percent to hit just over $4 million and $4.3 million, respectively. The Sunshine State’s ascent among the country’s top luxury markets has been well-documented, riding a wealth migration sparked first by the 2017 tax regulation changes and exacerbated during the pandemic supported a wave of activity and a boom in new development. “The luxury market has expanded far beyond its traditional boundaries,” Redfin’s Head of Economic Research, Chen Zhao, said in a statement. “The priciest homes used to be more concentrated in a smaller number of East and West Coast metros. Today, high-end wealth is increasingly distributed across the Sun Belt — from Florida to Texas to Arizona.” The discrepancy in growth rates could be a sign that the luxury market across the five boroughs is just more mature — it didn’t have the same growth potential because prices had already hit a reasonable ceiling. But other metrics included in the report indicate that market maturity isn’t the only explanation. In the platform’s rankings of luxury markets, New York fell from No. 2 in 2015 to No. 6 in 2025, slipping behind San Francisco, which claimed the top spot in both years, Los Angeles and Miami. “New York’s luxury housing market was already cooling before the pandemic as new taxes on high-priced homes and a flood of new condo developments tempered demand,” the report explains. “When the pandemic hit, that slowdown deepened as wealthy buyers fled the city for larger suburban or Sun Belt homes and foreign investment dried up.” Despite its 10-year downward trend, the city could be preparing for a rebound, if last month’s deal prices are any indication. Luxury home prices rose 10 percent in October compared to the same month last year. Inside a New York courtroom… Disgraced brokers Tal and Oren Alexander and their brother, Alon Alexander, were back in a New York federal courtroom this week, ahead of their sex trafficking trial set to begin in January. Their appearance came days after prosecutors dropped a fourth indictment against the trio, adding a new charge accusing Oren of sexually exploiting a minor in 2009. In total, the government has brought 11 charges against one or more of the brothers. The latest indictment also broadened the scope of the conspiracy charge. Prosecutors now claim the alleged “sex trafficking scheme” stretched from 2008 to 2021, pushing the start date back by a year. Defense attorneys on Monday pushed back against the government’s proposed witness list, which included 17 alleged victims whose accounts don’t form the basis of standalone charges but would instead be used to support the conspiracy count or a history of alleged sexual assault. Two of those victims were taken off the list, and United States District Judge Valerie E. Caproni said that while prosecutors can choose how to pare down their case, she won’t allow all of the remaining witnesses to take the stand during the trial. The brothers are due back in court on Tuesday, when Caproni will hear arguments over whether the newly added charge against Oren should be separated from the rest — a response to the defense’s argument that it came too close to trial — and the inclusion of certain expert witnesses.

These trends have turned a glaring spotlight on the industry—and given it a glittering sheen rarely found in the world of gritty reality TV. But behind the scenes, those who have been working their way up the property ladder for years say the reality is far less glamorous, warning of long hours, fierce competition, and unyielding pressure, aspects of the industry that many newcomers seem blissfully unaware of. The result, they explain, is an influx of budding agents who enter into their new roles expecting the kind of Champagne-fueled open houses and star-studded events depicted on shows like "Selling Sunset," "Owning Manhattan," and "Selling the City," only to be met with a much more brutal scenario. This is skilled negotiations, it's critical thinking at the highest levels, event planning, problem solving, marketing, and now media," she said. "Shows that share the lives and work of successful agents don't necessarily share what it took to get there, to make it onto TV. Well, not until you get to know the agents," she explained. "No one talks about the immense level of work, tenacity, charisma, and impact one has to even have to make it onto a show, oftentimes after already establishing a successful career. I can only tell you this. Everyone making money is working hard and smart to do so," Lee emphasized. "Real estate is not an industry that takes off quickly. Sometimes you can get lucky on your first deal. Your first year, you just need to learn and get major comprehension for the industry," Srugo said. Meanwhile, Leonard Steinberg, chief evangelist of Compass, made no secret of his dislike of real estate-focused reality series while speaking at The Real Deal's New York City Forum alongside Srugo. "I want a disclaimer line that says, 'What you are about to see is fiction.' I just want a disclaimer." In 2020, the number of agents skyrocketed 82%, bringing the total to 1,559,537 as of Dec. 31, 2021, per RealTrends Verified. While that number now sits at 1.4 million, there are many who believe there are still too many agents to deal with the amount of inventory on the market—leading to extraordinary levels of competition that could well make it impossible for some to make ends meet, according to Baylor Lariat. Currently, the trend is showing no signs of slowing down and with networks and streaming giants like Netflix and HGTV pouring more and more money into real estate-focused reality TV, it seems the glittering glamour of the industry is going nowhere anytime soon.

The hit Netflix series introduced her Broadway background in the premiere episode of Season 1, revealing that she spent 10 years pursuing acting before pivoting to real estate—and even landed the lead in the Broadway National Tour of "Mamma Mia." In an interview with Realtor.com®, Caine explained that she has completely closed the curtain on her Broadway dreams in order to go “all in” on real estate. However, she admits she was excited to tap into that part of her work history for this creative listing video, particularly after stepping into her new role as a mother last year. “I think ever since having my baby I was like, I’m not just a real estate agent. I’m not just a mom. I can be more than one thing and it really inspired me to be like, no, I didn’t need to shut the door on this musical side of me," she explains. “Actually, I can use it to my advantage, and this could be what makes me stand out amongst all these other agents,” she adds. “It’s been really special for me to feel like I can truly be myself and show these parts of myself and still be highly regarded in the industry, but doing it in my own way.” So far, the bold marketing move is a hit with her target audience: potential buyers. “It’s going super viral online,” Caine reports. “We’re about to hit a million views on all of our platforms and the turnout has been insane. We’ve done so many showings [and] second showings. Fingers crossed we get offers in for it soon.” Caine previously landed the lead role in the Broadway National Tour of "Mamma Mia!" and is now borrowing from her performance background to sell real estate. She says this musical marketing strategy just might become her signature act in the industry. “So many listing videos come out, and they’re all kind of the same thing: ‘Welcome to this.’ I would love to keep making these, and maybe that’ll be my thing. “Creativity really does always win in this industry and the more out-of-the box you can be, the better chance you have of getting the deal done," Caine says. This musical listing is the third major video production she has released in recent months. She launched a web series in November called “Chloe in Manhattan” that humorously portrays her personal journey from aspiring stage actress working at a bar to reality TV real estate agent. “[I] really did get hired and fired from almost every single bar in New York until a point where I just was like, this is not working,” she says. “And I really was like, 'What’s a real adult job that I can do?' Because all I’ve ever done previously was perform in theater from a very young age.” Episode 1 borrows the tune of “The Wizard and I” from “Wicked,” so Caine can belt out “Ryan Serhant and I” to explain how she got him to hire her in 2021. “I watched an episode of ‘Million Dollar Listing’ and I saw Ryan and I was like, 'I can do that, and that’s the guy I want to work for,'” she recounts. “I started to copy the way he would put videos out. I started putting out a bunch of YouTube videos until I got a meeting with Ryan. “I really did have to convince him to let me join the company because I, at that point, only had so much experience in the industry. I had focused on rentals and rental buildings. “I really was like, 'You gotta hire me. I’m your girl!' And he really took a chance on me," Caine says. So what does it take to pull off these polished productions? Caine proudly reveals they are all “completely self-funded, completely self-produced,” and are completed “in like five days, maybe a week at most.” “From the lyrics to going into the studio, having the band record everything, we do about one day of studio for the band, one day of my vocals, one day of rehearsal, and then we shoot,” she says. Caine declined to share how much it costs to make each video but insists “it’s way, way, way less than you would think,” and teases that “everyone is getting paid Skittles, but they believe in the project.” Collaborators include Caine’s previous professional contacts, choreographer Michael McCrary and musical director Micheal Ferrara, as well as some assistance from SERHANT Studios., the in-house production company at the firm—and Ryan himself. “Usually how that works is I’ll say, ‘Hey Ryan, I need you for 10 minutes,’ and I don’t tell him what we’re doing,” explains Caine. “He’s pretty great about that. There’s no rehearsal. He just does it.” Caine and her team pull references from the Broadway classic "Chicago" for her "Chloe in Manhattan" series. Caine reveals it takes her team about a week or less to put together these highly-produced videos. Of course, Serhant and Caine will appear onscreen together again in Season 2 of “Owning Manhattan," which Serhant describes as “all-out real estate warfare.” Caine agrees the sophomore season of the series is “really, really intense.” “Ryan’s not kidding. I think we’re all just incredibly competitive," she says. “Season 1 of a show, in general, is a lot of setting up the world; and in this season, you really get to see a lot more of our personal lives and how that bleeds into our jobs at SERHANT. “People are just determined to do deals and get things done—and it gets messy.” When it comes to Caine’s personal and professional lives playing out on the show, she’ll be seen navigating a return to the office after giving birth to her daughter, now 10 months old, and taking a six-month maternity leave. “I’m coming back to work as a new mom, and I really almost have to start over in a lot of ways, so it’s a lot of self-discovery and trying to figure out who do I want to be in this industry?" she says. "What makes sense for me as a mom? As a businesswoman?” If her musical marketing videos are any indication, it seems Caine has scripted the perfect answer to those questions—and as she works out of the SERHANT. office on West Broadway, she remains open to a second act on the stages of the famous theater district of the same name that’s just up the street. “I hope so. Fingers crossed. There’s some very exciting things on the horizon, but I would love to do that," she admits. “They say the busy girl has time for everything, so bring it on!”

Developers, top agents gather at packed sales center launch By Kathrine Kallergis Ugo Colombo walked into the Mercedes-Benz Places sales center launch wearing sunglasses with a light orange tint. Colombo glided through the building, sizing up the finishes for the planned Brickell condo project. The car enthusiast — he owns the luxury car dealership the Collection — is rarely seen at industry events. He was among a handful of developers and hundreds of real estate agents and brokers who attended the opening on Feb. 5, hosted by Michael Stern’s JDS Development and Mercedes-Benz. JDS is developing the tower with Gianluca Vacchi’s GV Development. It felt like a pre-pandemic bash. The day began with an automotive press conference. The German automaker is lending its Vision EQ Silver Arrow, an electric concept car, to the sales center for a year. Other Mercedes-Benz models lined the street leading up to the site. Celebrity broker Ryan Serhant, who is leading sales for the 800-unit, two-tower development, and his wife, Emilia Bechrakis Serhant, attended the party, as did Anatomy Fitness owner Chris Paciello, Douglas Elliman’s CEO Michael Liebowitz, Serhant’s Nile Lundgren, Elliman agent Tara West, broker Andres Asion and JDS and GV business partner Rafi Gibly. By the Silver Arrow concept, Liebowitz and Stern chatted, The Real Deal observed. The developer used the party to reveal the project’s scale model, an onsite F1 simulator and a virtual reality experience by Yupix. Serhant also announced the sales launch of units in the second tower. Prices in tower two start at $750,000 for a one-bedroom. ShOP Architects is designing the complex, at 191 Southwest 12th Street. Mercedes-Benz Places will have more than 130,000 square feet of amenities with restaurants, health and fitness facilities, sunrise and sunset pools and a 174-key hotel. Sales launched about a year ago, with unit prices starting at $500,000. It’s expected to be completed in 2027, according to marketing materials. Stern’s New York-based JDS secured approval from the city of Miami to build the tower in 2020. In exchange, he agreed to build an $8 million firehouse for the city of Miami, and $5 million into public benefits, including a redesign of the adjacent Southside Park. Last year, Stern teamed up with Italian investor Vacchi. In December, a project consultant sued Vacchi, seeking payment for his financial evaluations of three condo projects in Miami and Miami Beach, including Mercedes-Benz Places.
