Behind the Scenes of Villa De Casuarina: How I’m Building, Branding, and Producing the Ultimate Miami Luxury Launch

There’s listing a property—and then there’s building a brand around one.

At SERHANT., we don’t just take listings. We craft cinematic campaigns, build luxury identities, and engineer digital moments that move the market. When I got the opportunity to pitch Villa De Casuarina—an extraordinary waterfront estate in the coveted Gables Estates—I knew we had to go beyond the brochure. This was a moment to show what full-spectrum luxury marketing actually looks like.
This is how we do it.
 
Step 1: Securing the Listing
Winning a listing like this isn’t about being flashy. It’s about being prepared, precise, and powerful in your pitch.
Before stepping foot on the property, I did my homework. I studied the comps. I identified the fixed bridge constraint. I assessed the color palette, the layout, the land value. I built a price story the owner couldn’t ignore.
I flew down, brought my A-team, and positioned our offering not as another sales pitch—but as a campaign.
Key to our pitch:
  • We didn’t present a price. We presented positioning.
  • We didn’t talk about “listing it.” We talked about building Villa De Casuarina—a brand that transcends the address.
  • We didn’t ask for the deal. We outlined the game plan.
And it worked. We locked in the exclusive. That’s when the real work began.
 
Step 2: Brand Before Listing
Most agents stop once they get the paperwork signed. That’s where we start.
Our first move? Rename the estate.
We launched the domain www.VillaDeCasuarina.com, created an elegant identity, and began building a digital campaign rooted in storytelling. This wasn’t about a street number. It was about crafting a feeling—a private Riviera lifestyle inspired by Portofino, Lake Como, and Coral Gables’ Mediterranean heritage.
The identity set the tone. Now it was time to bring it to life.
 
Step 3: Running Point on Production
This is where I shift gears—from broker to producer, director, and star.
We set our production schedule weeks in advance. Here's what went into it:
Pre-Production:
  • Booked Lucas from SERHANT. Studios for multi-day editorial film capture
  • Hired Lifestyle Production Group for twilight photography + drone
  • Coordinated 3D capture and floorplans
  • Designed custom yard signage
  • Scheduled travel, glam, wardrobe, and production days for me, Genesis (my co-star and Telemundo icon), Mariana, and Scott Porter
Shoot Week Schedule:
Sunday, July 27:
Team arrives in Miami for prep
Monday, July 28:
5 PM: Dry run walkthrough to map camera movements and flow
Tuesday, July 29:
  • 7:30 AM: Crew arrives, makeup, hair, prep
  • 8–9:30 AM: Exterior B-roll with Studios
  • 9:30–12 PM: Property tour shoot (me + Genesis)
  • 10 AM: Matterport VR walk-through
  • 1–4 PM: Interiors + second level
  • 7:30 PM: Twilight B-roll and wrap

     

Wednesday, July 30:
  • 9 AM: SERHANT. Studios content day (Reels, TT, stories)
  • 1 PM: Second videographer joins for alternate angle coverage
    • 6 PM: Lifestyle Production Group handles stills, twilight, and drone

 

Our goal: Bank every piece of content we’ll need to dominate social, syndication, and digital distribution from August to fall. And deliver the final teaser package to the seller within 72 hours.
 
Step 4: Post-Production + Launch Strategy
Once we wrap, it’s a full sprint into edit mode.
  • SERHANT. Studios assembles the cinematic property film
  • Social Reels and media assets get banked
  • Website design and landing page go live at VillaDeCasuarina.com
  • Printed luxury brochures ordered
  • PR placements begin 
  • Broker outreach campaigns geofenced and deployed 
Launch is targeted for August 15—once all assets are refined, press is aligned, and our social drip is loaded and ready to roll.
 
Step 5: Distribution, Events, and Conversion
We’re not in the business of creating pretty videos that sit on a YouTube shelf. We’re in the business of converting attention into offers.
Once the listing goes live, we’ll activate the full SERHANT. Signature machine:
  • Genesis and Mariana will lead Latin American media exposure
  • Scott and I will run high-end showings, yacht and car tie-ins, and buyer follow-ups
  • Our database of 9M+ followers becomes the media engine for distribution
  • SERHANT. Signature will roll out international PR to 110+ countries
This is the kind of campaign most brokers dream about.
We don’t dream. We execute.
