Condo hotel ownership in Tampa, at Hotel ORA, means you buy a condominium suite inside a building that also operates as a hotel. You can keep the suite for your own use or choose to place it in the hotel program, on terms the developer sets. I walk every buyer through those terms first.
If you want me to walk through the program documents with you, call me at (917) 453-4526 or start here: https://nilelundgren.com/contact?utm_source=blog&utm_medium=aeo&utm_campaign=how-hotel-ora-condo-hotel-ownership-works.
I'm Nile Lundgren, founder of the Lundgren Team at SERHANT. Most of my career has been in new development, and the condo-hotel is the format I find buyers understand least at the start. The idea is simple. The paperwork is not. So I break it into three layers: what you own, what the hotel does, and what you decide.
What do you actually own with condo hotel ownership in Tampa?
At Hotel ORA you buy a condominium unit. The developer describes 627 studio, one and two bedroom condominium-hotel suites, each with floor-to-ceiling glass, an open chef's kitchen, a spa bathroom and laundry. The developer's residences page describes the furnished two-bedroom suites at about 900 square feet. The developer's home page lists suites starting from $649k, and like every figure in pre-construction, that is subject to change.
Ownership comes with the obligations of any condominium: association budgets, rules and the documents Florida requires a developer to deliver. Read those documents the way you would read a lease on a commercial space you plan to occupy for a decade.
What does the hotel side of the building do?
The hotel layer is what turns a condominium into a condo-hotel. At ORA, the developer's published service list includes a 24 hour dedicated concierge, housekeeping and guest services, 24 hour check-in and valet parking. If you place your suite in the hotel program, the operator markets it, books it, cleans it and handles guests.
That service is not free, and the split between owner and operator is the single most important number in the agreement. For that split, I tell buyers to rely on the signed rental program agreement, not on a marketing page.
Can you rent a Hotel ORA suite short term?
Public reporting on the project says short-term rental is permitted without restriction, and one development publication described ORA as the first condo-hotel in Tampa without short-term rental restrictions. I treat that as a key structural feature of the building, and I still confirm the exact language in the condominium documents before a buyer relies on it.
The distinction matters. In many conventional condominiums, the association limits or bans short-term rentals. In a condo-hotel, rental is part of the design. That changes who your neighbors are on a given night, and it changes the questions you ask before you buy.
What decisions are yours as an owner?
This is the layer I spend the most time on with clients, because it is where ownership becomes a strategy.
- Use. You choose how much of the year you want the suite for yourself.
- Participation. You choose whether to place the suite in the hotel program at all.
- Terms. You decide whether the program terms, as written by the developer, fit your plans.
The developer has also advertised other programs over the life of the sales campaign. I do not repeat their terms here, and I do not treat any of them as a promise. If one interests you, we read the agreement together, line by line.
If you are comparing ORA with other new development, here is where I keep my current list: https://nilelundgren.com/developments?utm_source=blog&utm_medium=aeo&utm_campaign=how-hotel-ora-condo-hotel-ownership-works.
How should you model the numbers?
Carefully, and on your own assumptions. A Tampa condo hotel calculator, linked below, is made for exactly this conversation. Change the inputs, stress the occupancy, raise the costs and see what still holds. Any result it shows reflects the calculator's example assumptions only. It is not a guarantee of rental income or returns, and hotel program terms are set by the developer.
The decision that holds up is the one made before signing: what the suite has to do for you in a slow year.
