Manhattan Just Hit a Record $1.25 Million Median Price. Here's What the Q2 2026 Report Actually Says.

The numbers are in, and they're historic.

The Manhattan real estate market in Q2 2026 posted a record median sales price of $1.25 million, while luxury inventory collapsed to its lowest level in 22 years.

If you own in Manhattan, this report is good news. If you're waiting to buy, it's a warning.

Here's my read.

The Headline Numbers From Q2 2026

Manhattan's median sales price reached $1.25 million this quarter, an all-time record.

Signed contracts increased 5% year over year to 3,477 transactions, marking the eighth annual gain in the past nine quarters and the strongest contract activity in five years.

Average days on market declined to 115 days, extending a two-year trend of faster sales.

This isn't a market standing still. It's a market with real momentum, driven largely by one reality: there simply isn't enough inventory.

Luxury Inventory Just Collapsed

The most important statistic in the report isn't the record price.

It's inventory.

Luxury homes, defined as the top 10% of the Manhattan market and beginning at $4.45 million this quarter, finished Q2 with just 796 active listings. That's the lowest luxury inventory recorded in more than two decades.

At the same time, demand continues to accelerate.

Contracts above $3 million increased 17%, while contracts over $5 million rose another 5%.

When demand rises while supply reaches historic lows, prices follow. That's exactly what we're seeing today.

Well-positioned luxury listings continue to attract serious buyers because there simply aren't enough comparable options available.

Manhattan Is Now Two Different Markets

One trend continues to separate itself from the rest of the market.

Manhattan is no longer moving as one market.

Sales below $2 million declined 11% year over year. This segment remains highly sensitive to mortgage rates, with financing costs still hovering in the mid-6% range.

Above $2 million, the story is completely different.

Sales increased 4%, driven largely by cash buyers and purchasers leveraging existing equity rather than traditional financing.

This distinction matters.

A $1.4 million one-bedroom and a $6 million family residence are operating under entirely different market conditions and require completely different pricing and marketing strategies.

What This Means If You're Selling

Today's market gives sellers leverage, but only when it's used correctly.

Record prices and limited inventory do not give sellers permission to ignore market realities.

Buyers remain disciplined.

The homes that are priced correctly continue to sell quickly, while overpriced properties lose momentum and sit.

The opportunity today is to price strategically, present the property exceptionally well, and allow limited inventory to work in your favor.

For many luxury sellers, there may only be a handful of true competing listings available.

What This Means If You're Buying

Waiting comes with a cost.

The Q2 numbers show record pricing, five-year-high contract activity, and the lowest luxury inventory in more than two decades.

Many buyers continue waiting for lower interest rates, but even if rates decline later this year, competition will likely increase alongside them.

Well-capitalized buyers still have opportunities, particularly below the $2 million price point where activity has softened and negotiation remains possible.

Above $2 million, buyers should expect a more competitive environment and be prepared to move quickly when the right property becomes available.

The Bottom Line

The Manhattan real estate market in Q2 2026 is defined by three trends:

Record pricing.

Strong buyer demand.

Historic inventory shortages at the luxury level.

For sellers with quality product, market conditions remain among the strongest we've seen in years.

For buyers, success will come from having a clear strategy and acting decisively rather than waiting for a correction that the current data simply doesn't support.
