Sarah Cotty Hits $100M in Career Sales as SERHANT. Power Broker

When Sarah Cotty was named 2024 Rising Luxury Broker of the Year, it marked a major milestone in a career already defined by discipline, precision, and momentum. But for Cotty, the recognition was never the destination. It was confirmation of what she had been building all along. Since then, she has surpassed $100 million in career sales, further establishing herself as a standout force in luxury real estate and new development across Manhattan, Brooklyn, and South Florida.

Her path into real estate was anything but traditional. Cotty earned a double major in psychology and communications from Florida State University before building her early career in enterprise sales and IT recruiting, where she developed a strong foundation in negotiation, communication, and client strategy. She later worked as a private flight attendant, an experience that sharpened her discretion, composure, and ability to deliver at the highest level of service in demanding environments.

Before joining SERHANT., Cotty served as Managing Director of a boutique Tribeca brokerage, where she was the company's first employee and helped grow the firm from the ground up. During her time there, the brokerage scaled to more than 30 agents and over $50 million in sales. That experience gave Cotty a rare operational perspective and a deep understanding of what it takes not only to sell real estate, but to build a business.

Today, Cotty is a Licensed Associate Broker on the Nile Lundgren Team at SERHANT., where she has become known for her work in luxury new development sales. She leads sales efforts at Williamsburg Wharf for Naftali Group and has played a key role in driving momentum at one of Brooklyn's most notable waterfront developments.

Her breakout came in 2024, when she committed fully to the grind. She made the calls, earned the meetings, and closed four initial sales at Williamsburg Wharf. That momentum carried into 2025, when Ryan Serhant personally appointed her to a $150 million condominium sellout. There, Cotty closed five deals totaling $20 million and became top producer.

What sets Sarah Cotty apart is not volume alone, but the way she approaches real estate as more than a transaction. With a background in professional photography, she brings a visual storytelling lens to every listing, positioning properties to stand out before a buyer ever walks through the door.

She also works closely with wealth advisors, estate attorneys, and family offices, ensuring that each transaction is approached as part of a broader financial and lifestyle strategy. For Cotty, luxury real estate is never about buying or selling property in isolation. It is about helping clients make smart, intentional moves with long-term value.
